The payment must also move through approved banking channels in India. It can come through inward remittance or eligible NRE, NRO or FCNR(B) accounts.
For an NRI buying property in Bangalore, the main checks are the property title, Karnataka RERA status, approved plan, Encumbrance Certificate, Khata, sale agreement, tax records and payment trail. Buyers should also check the exact property type before paying a booking amount. A plotted project needs added checks on land title, conversion, layout approval and road access. If the buyer cannot travel to Bangalore, a properly executed Power of Attorney can be used for many parts of the purchase.
